Tenants speak out about the benefits of Sustainment Licence

Twenty11's Tenancy Sustainment Licence (TSL) is one of the key things that distinguishes us from other landlords - and it's something that has proven popular with many of our tenants who have benefitted from it.

The TSL's purpose is to encourage tenants to build positive points: each tenant starts with 100 points at the beginning of each new tenancy, and the more positive points they accrue, the longer the length of their next tenancy.

On the other hand, if negative points are incurred, this could lead to a shorter tenancy being offered - or in the worst case, a tenancy not being renewed.

There are several ways tenants can gain positive points. By running a good tenancy, paying their rent on time, and allowing access for gas safety checks, tenants are likely to be offered a two-year tenancy when they renew. If they work with one of our Realising Potential Specialists to set up and complete a Personal Success Plan, or volunteer in their community, they could see that offer raised to a three-year, or even a four-year tenancy.

We work closely with our tenants to encourage them to continue building their points throughout the duration of each tenancy, and many view the TSL points system as a real benefit and help with their life goals.

Here are three recent case studies of tenants who've used the TSL system to their advantage:


Simon

Simon* has been a tenant with Twenty11 since 2021. He (like all our tenants) began with a one-year tenancy. He ran his first tenancy well, with no negative points and a total of 135 positive points, which meant at his tenancy renewal he was offered a two-year tenancy.

Following on from this, during his two-year tenancy he went 'above and beyond', accruing 160 positive points, which means we will be offering him a four-year tenancy at his next renewal.

As well as running a good tenancy, he also volunteered in the community, and set up and completed a Personal Success Plan.

Mary

Mary* is currently on a starter tenancy with us, and similarly to Simon she has conducted the first year with us very well. As well as completing all the basics of being a good tenant, she too has gone 'above and beyond'.

Starting with the baseline of 100, she has managed to accrue a further 50 points, building her total to 150. She has kept a clear rent account, engaged with us digitally, and has also set up and completed a Personal Success Plan.

At her renewal, she will be offered a longer tenancy due to her success in her starter tenancy.

Bob

The final case study is Bob*, who has been a tenant with us since 2019. Bob has been able to run consistently good tenancies, without accruing any negative points. After the first one-year starter tenancy, he proceeded to get a two-year and then another two-year tenancy.

Currently Bob has built a total of 140 points, which means that at renewal he is likely to secure a further fixed-term tenancy, for three years.


As well as securing a longer tenancy and the all-important sense of security in their home that comes with it, tenants also benefit through not having to go through the renewal process as regularly. This also means their rent won't be reviewed as often, so they will only have to pay an annual rent increase.

Having security in their home brings peace of mind, and allows tenants to focus on other aspects of their life, such as jobs, family, and their personal goals - something we can support them with through a Personal Success Plan.
